Real Estate Development · Retrofit · São Paulo
Acervo Inc. was founded on the conviction that the future of great cities lies in the intelligent use of their existing urban fabric. Retrofit, for us, is an act of permanence.
We are a real estate developer dedicated to the transformation of residential properties in São Paulo, creating new spaces rooted in architecture, urban context, and the experience of living in the city.
About Us
We are a real estate developer focused on requalification of residential properties in São Paulo through retrofit. Combining financial discipline, urban conviction, long-term vision, and sustainability, we seek to transform underutilized buildings into developments that meet the contemporary demand for housing — while preserving architectural identity and generating value for investors, residents, and the city.
São Paulo holds one of the largest urban requalification inventories in the country. The downtown area alone has over 400 identified buildings, 1.5 million square meters, and a potential GDV exceeding R$ 20 billion.
This largely untapped market is where Acervo Inc. operates — with selective origination, development of contemporary solutions, and a recognized execution network.
To requalify real estate assets, transforming existing buildings into contemporary housing, with capital discipline, value generation, and architectural and constructive excellence.
To become a reference in residential retrofit in São Paulo, recognized for combining architecture, real estate intelligence, and urban impact — making the city center once again a desirable place to live, invest, and thrive.
Our Manifesto
Every building carries the marks of time, memories, ways of living and occupying the city. The downtown area of São Paulo, where the city began, remains the place where its history was built — and where an important part of its future is still to be written.
Acervo Inc. was founded with a conviction that retrofit is more than renovation — and that the future of great cities lies in the intelligent use of their historical centers.
Recognizing value where others see obsolescence. Preserving architectural memory while adapting the city to contemporary ways of living. Uniting real estate discipline, architecture, and long-term vision to transform buildings into new housing opportunities.
We believe in developments connected to mobility, culture, work, and the urban experience. In buildings that honor their past without forsaking the present. In a city that is denser, more alive, and closer to its people.
With over 20 years structuring financing and capital solutions at global banks, Guilherme founded Acervo Inc., combining his experience in financial markets and real estate investments with the firm belief that São Paulo represents one of the best opportunities for investment and housing in the country.
LinkedInAcervo Inc. is driven by people deeply rooted in São Paulo — architecture, construction, retrofit, and the city. A multidisciplinary team with expertise in real estate development, architecture and urban planning, construction management, financial structuring, and real estate law. Professionals who know the city, understand the retrofit cycle, and have the track record to deliver with excellence.
Retrofit demands more than a strong internal team — it requires an ecosystem of qualified and aligned partners with a proven track record. Acervo Inc. operates with a selective network of recognized professionals and firms in architecture, engineering, urban planning, sales management and foment.
Each partner is chosen not only for its technical competence, but for understanding the specific context of retrofit in São Paulo. We believe that strong partnerships are part of the product we deliver.
Our Approach
Retrofit is a contemporary response to a historical problem: the mismatch between an underutilized real estate inventory and growing housing demand alongside new possibilities for its use.
Unlike in new constructions, retrofit starts from what already exists: structure, façade, memory. The mission is to reveal what time has concealed — and deliver buildings that speak to the present without erasing the past.
The downtown area of São Paulo holds a unique architectural heritage, bearing the signature of architects such as Oscar Niemeyer, Rino Levi, Jacques Pilon, Frans Heep, Artacho Jurado, and Ramos de Azevedo. Buildings with a language, scale, and materiality that contemporary production rarely manages to replicate.
Each retrofit is also an act of curation: selecting the right property, respecting its constructive grammar, and transforming it with technical precision and architectural rigor.
Urban Quality of Life
Sustainability
Retrofit generates up to 60% less construction waste compared to a new build of the same scale, preserving existing structure and materials.
Retrofit can reduce carbon emissions from the construction cycle by up to 40% compared to building from scratch, with lower consumption of cement and steel.
Retrofits incorporate modern lighting, ventilation, and thermal insulation systems, improving the energy performance of buildings.
Each requalified building is preserved architectural memory — façades, structures, and language that cannot be reproduced.
20.7% of downtown units are vacant (2022 Census). Transforming this vacancy into housing is one of the most efficient responses to the housing deficit.
Retrofit developments contribute to denser, more walkable, and connected cities.
Portfolio
We believe in developments that are capable of engaging with the city and standing out through architecture. In an era of growing standardization, we seek to highlight buildings with identity, proportion, and character — qualities often present in the architecture of other eras that remain relevant over time.
Requalifying does not mean compromising on performance. Our developments seek to combine the architectural character of existing properties with the engineering, technology, and construction quality standards expected of a contemporary development.
We believe a good development must make sense in people's everyday lives. Beyond efficient layouts, we seek to develop spaces that foster well-being, functionality, and a more fluid relationship with urban life.
We reinterpret existing properties to meet the expectations of modern living — including leisure areas, communal spaces, remote work facilities, and solutions compatible with different lifestyles.
The birthplace of the city
Founded in 1554 on a plateau in the interior of Brazil, São Paulo became, over four centuries later, the most populous and economically significant city in South America — with 11.45 million inhabitants, an area of 1,521 km², and a GDP of R$ 1.06 trillion. One of the world's great capitals.
The city center is where everything began. The coffee production cycle of the 19th century transformed what was a small colonial settlement into a hub of commerce, finance, and housing. Vertical development arrived in the 1910s and gathered momentum in the following decades — by the 1940s and 1950s, the city center had a feel of an European capital, where everything was within a few blocks of walking distance.
This prominence lasted until the 1970s, when São Paulo's first master plan opened the way for an urban expansion modeled on Brasília — recently inaugurated and a symbol of modernity. Greater land availability, set-back buildings, parking spaces, and modern floor plans began to dictate the city's pace, as new axes emerged — first around Avenida Paulista, then Faria Lima, Juscelino Kubitschek, and Berrini.
As the city grew, the city center gradually lost density, uses, and residents. The 2022 Census recorded 58,700 vacant units — 20.7% of the dwellings in the central area — alongside a large stock of underutilized commercial buildings.
Reviving historical centers is one of the greatest ambitions of every global capital — and São Paulo is no different. The combination of a rich and underexplored real estate heritage, growing housing demand, and a maturing retrofit market creates a singular moment — one where architecture, location, and quality of life converge into an opportunity the city is beginning to rediscover.
The city center of São Paulo is home to nearly 500,000 residents — an expressive number, yet still disproportionate to its installed capacity and its geographic and symbolic position in the city. The city center attracts more than 2 million people each day, drawn by work, services, culture, and the region's unmatched mobility.
The real estate heritage of the city center — with over 400 identified buildings and 1.5 million square meters of potential — represents an opportunity that is beginning to draw attention of investors and residents who perceive this area not for what it once was, but for what it can become again: vibrant, dense, connected, and desirable.
