Historic Center · São Paulo

Founded in 1554 on a plateau in the interior of Brazil, São Paulo became, over four centuries later, the most populous and economically significant city in South America — with 11.45 million inhabitants, an area of 1,521 km², and a GDP of R$ 1.06 trillion. One of the world's great capitals.

The city center is where everything began. The coffee production cycle of the 19th century transformed what was a small colonial settlement into a hub of commerce, finance, and housing. Vertical development arrived in the 1910s and gathered momentum in the following decades — by the 1940s and 1950s, the city center had a feel of an European capital, where everything was within a few blocks of walking distance.

This prominence lasted until the 1970s, when São Paulo's first master plan opened the way for an urban expansion modeled on Brasília — recently inaugurated and a symbol of modernity. Greater land availability, set-back buildings, parking spaces, and modern floor plans began to dictate the city's pace, as new axes emerged — first around Avenida Paulista, then Faria Lima, Juscelino Kubitschek, and Berrini.

As the city grew, the city center gradually lost density, uses, and residents. The 2022 Census recorded 58,700 vacant units — 20.7% of the dwellings in the central area — alongside a large stock of underutilized commercial buildings.

Reviving historical centers is one of the greatest ambitions of every global capital — and São Paulo is no different. The combination of a rich and underexplored real estate heritage, growing housing demand, and a maturing retrofit market creates a singular moment — one where architecture, location, and quality of life converge into an opportunity the city is beginning to rediscover.

The origins
Founding of the village of São Paulo dos Campos de Piratininga, the city's ground zero at Pátio do Colégio. Jesuit missionaries establish the original settlement that would give rise to the largest urban center in South America.
1872
Urban infrastructure and first census
Water, sewage, gas lighting, and animal-drawn tram transportation services are established. The first population survey estimates around 31,000 inhabitants in the state capital.
1913
The first skyscraper
Inauguration of São Paulo's first skyscraper, the Edifício Guinle, with 7 floors.
1920
Five decades of growth
The city's population reaches 580,000 inhabitants. The city center consolidates as an economic, cultural, and financial hub, with trams, avenues, and vibrant urban life.
1929
Edifício Martinelli
Inauguration of Edifício Martinelli, initially with 12 floors and the ambition to become the tallest skyscraper in the country. The original design was modified several times and construction continued until 1934, reaching 30 floors and 105 meters in height.
1960
Inauguration of Brasília
The inauguration of Brasília begins to influence Brazilian cities toward a sprawling urban expansion model — contrasting with the European densification approach and more aligned with the American suburban development model.
1965
Edifício Itália
The Circolo Italiano, known as Edifício Itália, is inaugurated and to this day remains one of the tallest buildings in Brazil, standing at 165 meters.
1966
Edifício Copan
After ten years of construction, Edifício Copan is completed — Oscar Niemeyer's design that becomes an iconic landmark of São Paulo.
1971
The first master plan
Approval of the city's master plan — the first law to regulate the city's territory, which had until then been urbanized through the gradual subdivision of large privately owned plots.
1974
Inauguration of the subway system
Inauguration of the first North-South metro line (Blue Line), a landmark in São Paulo's urban mobility.
2021
Requalifica Centro program
Law No. 17,577/21 is enacted, establishing the Requalifica Centro program with specific incentives and frameworks for the requalification of buildings in the central area — a landmark opening new opportunities for housing and real estate development in the historical center. The law is subsequently regulated by Decree No. 61,311/22.
